Every Roofing Problem the Treasure Coast Throws at You
South Florida's combination of hurricane-force winds, afternoon downpours, relentless UV, and salt air creates a specific set of roof failure modes. Our crew has seen every one of them — and fixed them on roofs of every material across St. Lucie, Martin, and Palm Beach Counties.
Roof Leaks
A leak is rarely where the water appears on your ceiling. It enters at a penetration, flashing failure, or open seam and travels along the deck before dripping through. Our crew finds the entry point — not just the symptom — using a systematic inspection of valleys, pipe boots, ridge vents, and any penetration flashing on the affected slope.
We repair the source: reseal or replace deteriorated pipe boots, re-bed and cap flashing, seal open lap seams on flat membranes, and replace any deck sheathing that has softened from prolonged moisture exposure. Every repair comes with a written scope and is photographed before and after.
Missing & Damaged Shingles
Asphalt shingles are the most common roofing material across the Treasure Coast, and wind is their primary enemy. A 60–70 mph gust can pop the nail-strip seal and lift entire shingle tabs, exposing the felt underlayment to UV and rain. Once underlayment is exposed, the clock starts — UV degrades it faster than most homeowners expect.
We match replacement shingles as closely as possible to the existing color and profile. On older roofs where an exact match is not available, we discuss your options honestly — sometimes a partial repair makes sense; sometimes the better investment is a full replacement before the next storm season arrives. We give you our honest recommendation.
Flashing, Chimney & Pipe Boot Repair
Roof flashing is the metal or rubber material that seals every transition: where your roof meets a wall, chimney, skylight, dormer, or vent pipe. These junctions are the number-one entry point for water because they require sealant and mechanical attachment that degrades over time — particularly in South Florida's heat and UV exposure.
Chimney step flashing and counter flashing are especially vulnerable on older homes. When mortar joints crack or flashing lifts from the masonry, water channels directly into the wall cavity. We re-bed step flashing, replace deteriorated counter flashing, and tuck-point mortar where needed. Pipe boots get a new neoprene or EPDM collar, properly seated and sealed to the surrounding shingles.
Flat Roof Ponding, Seams & Membrane Repair
Flat and low-slope roofs are common across Port St. Lucie and West Palm Beach — on both residential additions and commercial buildings. Their failure modes are distinct from pitched roofs: open lap seams, blistering membrane, failed drain collars, and standing water that accelerates UV breakdown and membrane stress.
We repair open seams on TPO and modified bitumen systems, patch blisters without removing surrounding membrane where the deck is sound, re-seal or replace drain collars and scuppers, and address gravel displacement on BUR systems. Where ponding is the root cause, we assess drain sizing and slope — a repair without fixing drainage is a temporary fix at best.
Storm & Wind Damage Repair
Tropical storms and hurricanes are a fact of life on the Treasure Coast. After a major wind event, damage ranges from obvious — large sections of shingles gone, ridge caps blown off, tree limbs through the deck — to subtle: lifted flashing that looks intact but has lost its seal, or underlayment that was soaked and never properly dried before re-roofing.
Our storm-damage inspection covers the full roof surface, all penetrations, the soffit and fascia, and any gutters or drip edge affected by the event. We provide written documentation with timestamped photos, a line-item damage scope, and our repair recommendation — all of which support an insurance claim if you choose to file one. We work alongside adjusters and can be present at the adjuster inspection if needed. For immediate tarping or same-day emergency response, see our 24/7 storm emergency page.
Tile & Metal Roof Repair
Concrete and clay tile roofs are common across Palm Beach County and parts of the Treasure Coast — and they require a different approach than shingle repair. Individual cracked or broken tiles can be matched and replaced without disturbing the surrounding field if the underlayment beneath is intact. When tiles shift from hurricane winds, the mortar bed and roof clips need attention, not just the tile itself.
Metal roof repair — whether standing-seam or exposed-fastener — typically involves failed lap seams, backed-out or corroded fasteners, or panel damage from impact. We reseal seams with compatible sealant, replace corroded or stripped fasteners with proper neoprene-washered hardware, and patch or replace individual panels where impact damage is localized.
Signs Your Roof Needs Repair Now
South Florida roofs take a beating year-round. Some damage is visible after a storm; other problems build quietly over months before they show up on your ceiling. If you notice any of these, a free inspection is the right next step — catching issues early is almost always cheaper than waiting.
- Water stains on ceilings or walls: Brown rings or streaks inside your home are a sign water has been entering for a while. The leak is almost never directly above the stain — it travels along framing and sheathing before dripping through.
- Granules accumulating in gutters: Asphalt shingles shed granules gradually as they age. Finding a large volume in your gutters after a storm, or consistently over time, means the shingle surface is degrading and UV protection is reduced.
- Daylight visible in the attic: If you can see light through the roof boards from your attic, rain and insects can too. This indicates open gaps, missing shingles, or deteriorated sheathing that needs immediate attention.
- Lifted, curling, or missing shingles: Shingle tabs that are cupping upward at the edges, buckling in the center, or absent entirely leave your roof deck exposed. In Florida's wind and rain environment, this deteriorates quickly once started.
- Sagging roof deck or soft spots: If the roof deck feels spongy when walked on, or sags visibly between rafters, the sheathing has absorbed moisture and begun to delaminate. This is a structural issue — not cosmetic — and should be addressed before new roofing is installed over it.
How a Dalton Repair Works — Start to Finish
We don't send a salesperson to your roof. A licensed crew member does the inspection, gives you a straight read on what's going on, and writes a scope before any work begins. No pressure, no inflated line items — just an honest picture of what the roof needs.
Most repairs are completed in a single visit once materials are confirmed. On larger storm-damage scopes or deck repairs, we'll give you a realistic timeline upfront so you're not waiting on a call that never comes.
Honest repair vs. replace guidance: if your roof is at or near end-of-life and a repair would only delay the inevitable by a season, we'll tell you that — even if a full replacement is a bigger job for us to propose. Our reputation is built on straight talk, not upselling.
